IABP is a planning approved and master planned mixed-use commercial property development with 275-acres available across three key zones; Phase 1, Airside and Railside.
IABP Phase 1 currently has c36-acres of serviced land available and is where we can accommodate Office, Industrial & Hotel developments within Use Classes 4, 5, 6 & 7. We can offer bespoke design & build leasehold packages (annual rent) or alternatively, plots are available to purchase on a long leasehold (land sale) for self-build or third-party development projects, subject to the IABP design code. The Co-op opened their new 12,000sqft Regional Distribution Centre in September 2018 (click here to see the corresponding case study) and work commenced on the 130-bedroom Courtyard by Marriott Inverness Airport hotel earlier this year, with the opening planned for Q4 2019. Ark Estates arrived onsite in May 2019 to commence work on a new 10,000sqft Scottish Distribution & Training Centre for Enercon Services UK and a 5,000sqft Speculative Industrial Unit with both due to complete in Q1 2020.
IABP Airside currently has c10-acres of premium airside land available for development, offering immediate access to the 1,887-meter runway with Cat 1 ILS and full airfield support services. Babcock MCS Onshore have been in operation since 2012 and the 30,000sqft Bristow Search & Rescue (SAR) base opened in 2015. Furthermore, there are c6-acres of adjacent landside space at IABP Railside which runs parallel to the airside site and is available on short-term leasehold agreements with a maximum occupancy of up to 10-years. Just a few hundred meters away will be the new Inverness Airport (Dalcross) Station / Park-and-Ride which is due to open in 2021.
Inverness Airport now has over 40 scheduled commercial flights each day and handled over 897,000 passengers in 2018, an increase of 5% on the previous year. Daily services to London Heathrow (via BA) and Amsterdam (via KLM) opened in May 2016 and have performed exceptionally well. Demand for established routes (via easyJet, Loganair and Flybe) to Gatwick, Luton, Bristol, Manchester, Birmingham, Dublin and Belfast City has continued to be strong and new flights to Bergen (Norway) and East Midlands (Derby) have recently been introduced. Inverness is a leading airport for Business Aviation in Scotland with c2500 private flights a year, handled by Signature and Highland Jet Centre.
There are a number of interesting development projects in the surrounding area including Tornagrain New Town, A96 Dualling, A9 Link Road and at Castle Stuart Golf Links.
